5 Warning Signs That You Need A Complete Roof Replacement

Most homeowners want to fix a problem before it turns into something bigger. However, when it comes time to replace a roof, most people do not know the warning signs to look for. That is why we are sharing the 5 warning signs that you need a complete roof replacement.

1) Roof Leaks

If there was a textbook warning sign of needing a new roof, it would be roof leaks. A leaking roof can be many small holes throughout the roof that have developed over time and is slowly causing damage to paint/plaster on nearby walls and light figures and will increase chances of mold growth throughout your home.

One way to check for roof leaks, aside from the water pooling in your living room, would be to access your attic after heavy rainfall and inspect this area for any intrusive water. Not sure where to begin when looking for leaks or have a hard time accessing this part of your home? Contact your local township inspector to evaluate the damage and the source of intrusive water. Once that is done, that’s when we would come in.

2) Growth

If you begin seeing any kind of growth within your home, this is a good indicator of a leaky roof or a condensation issue. This could look like algae, mold, moss, and/or mildew on walls and ceilings. What’s the one thing that all of these have in common? They all grow in damp environments.

3) Roof Rot

As a result of the extended growth of algae, mold, moss, or mildew onto your roof, the structure that these are growing on will begin to break down. Signs of roof rot are:

-          Torn flashing or missing shingles

-          Water damage to your ceiling

-          Growth of mold in the attic

-          Growth of Algae or Moss

-          Sunken Roof

4) Roof Cracks

Most roof cracking is a result of wind and weather damage and with the unpredictable weather, we have here in Michigan the risk of roof cracks is much higher. If roof cracks go ignored, you will begin to see sporadic cracks throughout the entire roof causing much more concern than just leaks.

You can check for cracks by going into your attic and looking up at the ceiling with the lights off. This will allow for any sunlight to peek through to indicate roof cracking. Again, if this part of your attic is difficult to access and you have questions as to the quality/lifespan of your current roof, contact your local township inspector to evaluate your roof’s condition to begin the roof replacement process and then contact us for the roof installation.

5) Energy Bill Increases

With the harsh winters that Michigan can have, you will want to keep an eye on your energy bill. If you begin to see a trend of your energy costs consistently increasing over the past year, this could be a sign that your roof is poorly insulated. With the winters that we have, a well-insulated roof is a must to keep the warm air in, and the cold air out. Also, if your roof is over 10 years old, this is a general benchmark time for when a roof may be coming to the end of its life span.
